We have recently completed a full renovation of a charming 300-year-old farm cottage where we had to preserve the building’s heritage while improving its functionality and bringing it into the modern era.
This stunning cottage is located in a rural area which presented a challenge when considering utilities. We installed a new septic tank along with pipework and plumbing to handle sewage as the property is not connected to the sewage system. Additionally, we introduced a 150-meter borehole water system to establish a reliable water supply in the cottage which is not connected to the mains water system.
Another complexity that we had to overcome with this project was a full roof replacement. Once completed we were able to reconfigure the internal layout of the cottage to provide a convenient downstairs bathroom and study room. Our aim here was to improve functionality without compromising the historic charm of the property.
We significantly improved the heating efficiency of the building through the installation of a new combi boiler and the establishment of a new gas supply. We also undertook a complete re-wiring of the cottage, incorporating a comprehensive CCTV system to safeguard it.
Maintaining the property’s traditional aesthetics was a theme that ran throughout the refurbishment. The windows and doors were carefully selected to reflect the original character of the cottage. Upon investigation, we found that the old joists had perished, so we completely overhauled the first floor to ensure safety. The internal stone walls were then covered by new lime plaster to allow the walls to breath and prevent moisture build-up.
The interior of the cottage was then finished and furnished to a luxury specification. This included the fitting of a top-quality kitchen and bathroom and the installation of 12-inch wide solid oak flooring.
Externally, we beautifully landscaped gardens to the front and rear. We laid a new patio area featuring stunning Indian stone, and improved security and privacy through the installation of a new fence around the perimeter of the plot.
By completing this property, we not only brought a piece of history back to life, but transformed it into a functional, secure, and stylish home.
